Rental Turns for Landlords & Property Managers

Rental turns for Tri-Cities landlords and property managers: the move-out list between tenants, handled by one crew so the unit is clean, patched, painted and ready to show again.

One call, one invoice. We handle the repairs, and when your project needs plumbing, electrical or HVAC, we hire licensed pros we trust and fit them into the schedule. Call (509) 518-3320.

Between one lease and the next

A turn has a short window, and every empty week costs rent. Send the move-out checklist or your walkthrough photos with the unit address, and we'll quote each line so you can approve all of it or only part of it.

A typical turn

  • Nail-hole, anchor and doorknob-hole wall patches
  • Paint touch-ups and full unit repaints
  • LVP, vinyl and carpet repair or replacement
  • Door, hinge, latch and lock hardware repair
  • Blinds and curtain rods
  • Re-caulking tubs, showers, sinks and counters
  • Cabinet door, hinge and drawer repair
  • Work orders between turns
  • Debris haul-off

How it works with owners and managers

  • Access by lockbox, key pickup or whatever you arrange
  • A line-item quote you can forward to an owner for approval
  • Plumbing items go to a licensed plumber we bring in, and electrical items to our sister company, Speedy's Electrical
  • An invoice that lists each item, for your records

Hidden damage behind a cabinet or under old flooring is photographed and explained before we do anything extra. “If we uncover extensive damage… we will stop, take photographs, explain what we found, and receive your approval before completing any additional work. There will be no surprise repairs added without discussing them with you first.”

Between turns

Tenant work orders come up mid-lease too: a sticking door, a loose towel bar, a stain on the ceiling. Call or email the request and we'll schedule it with you.

FAQ

Rental Turns: common questions

Do you do rental turns for landlords and property managers?

Yes. Between tenants we handle move-out punch lists: paint touch-ups, drywall patches, flooring, doors and hardware, caulking and blinds, so the unit is ready to rent again.

Do I need to meet you at the unit?

No. As long as access is arranged, we can walk the unit, send the quote and do the work while it's vacant.

Can you work from my move-out inspection checklist?

Yes. Send the checklist or photos and we'll price each item, so you can decide what gets done before the next tenant moves in.

Do you do repairs while a tenant is living there?

Yes. For mid-lease work orders, we schedule around the tenant through you or your property manager.
